The cadastral certificate is the document that contains all the data relating to land or buildings surveyed and registered in the cadastre.

What types of cadastral survey can be requested

the cadastral survey can be requested on:

  • on Land or Building;
  • on Land or Historic Building;
  • on Subject;
  • on historical subject.

Who can it be requested by?

The cadastral survey can be requested by anyone throughout the national territory, as long as you are aware of the data from the land or building or the subject (physical or legal) for whom you intend to obtain the document.

To request the cadastral survey of land or building, you must fill in the form by entering the following information:

  • the Municipality in which the land or building is located;
  • the sheet of land or building;
  • the parcel of land or building;
  • province in which the land or building is located;

if the cadastral survey of buildings is requested, it is also necessary to know the subordinate of the building.

To request the cadastral survey on a physical subject, the form must be filled in by entering the following information:

  • name of natural person;
  • surname of the natural person;
  • tax code of the natural person;
  • province in which the land or building is located;

if the cadastral survey of a legal entity is requested, the tax code/VAT number of the legal entity must also be entered.

NB it cannot be requested in provinces in which the land register system is in force. (Trento, Bolzano, Trieste and Gorizia)

What does the cadastral certificate contain?

The data contained in the cadastral survey are:

  • In the cadastral survey on land or building: the identification and classification data of the land and buildings (municipality, sheet, parcel, subordinate, census area, cadastral category, class, consistency, cadastral income and cadastral address).
  • In the cadastral survey on "historic" land or building: the current identification and classification data of the land and buildings (municipality, sheet, parcel, subordinate, census area, cadastral category, class, consistency, cadastral income and cadastral address), plus all changes in the aforementioned data over time.
  • In the cadastral survey on the subject: the personal data of the owner of the land/building (name, surname, tax code, date of birth of the natural person or name and VAT number/tax code of the legal person) plus the identification and classification data of the land and buildings to which they are registered.
  • In the cadastral survey on the "historical" subject: the current personal data of the owner of the land/building (name, surname, tax code, date of birth of the natural person or name and VAT number/tax code of the legal person) plus identification data and classification of the land and buildings to which they are registered, plus all the variations of the aforementioned data over time.

It is necessary to specify that for this type of search, the search carried out starts from the date on which the offices were computerized and that it can vary according to the offices to which land and buildings are located.

NB the data contained in the cadastral survey DO NOT have legal value, the land registry is not a probative body.

When to request the cadastral survey

Requesting the cadastral survey is essential:

  • to make the payment of municipal taxes (IMU, TASI AND TARI);
  • to apply for the granting of mortgages by banks;
  • to validly register a lease.
